Tenant ghosted after signing the lease

My tenant signed the lease right away and gave their current lanlord a months notice. The start of the lease is 4/1/2025 and I have sent multiple messages without a reply. We haven’t received any money bc first months rent and security deposit is due on 4/1. Is there anything I can do?

@Troy Smith one thing to consider is that you've opened yourself up to an eviction situation if the tenant doesn't pay and tried to claim residency. Technically if he signed, he can use that to show he legally lives there. Always check your state and local landlord-tenant laws and consult an attorney on these types of matters to know exactly what your rights are. 

I never let anyone sign a lease until I have monies in hand and we do all of this at the day of the move-in appointment. They can pay a non refundable hold fee (with proper signed paperwork) if I'm holding it for an extended period of time and that can turn into the security deposit at move in to reduce what's owed.
