Their personal issues aren't your problem and shouldn't be your concern. As for the rent, if they don't come up with the money or make a plan to pay it then inform them that they will be evicted.

Definitely reach out to a CPA or tax strategist. I'd recommend doing so in person so that you can share your specfic financials

Do it if you like him and can see him being your exclusive agent. This means that you cant have any other agents

If the animal is legally a service animal then they are covered by that law

There are different reasons that people have low credit scores. Some may be because of not being good with money, but others could be out of a person's control.

That fee is huge and might make it very hard to sell this property
