Post: NJ: Oil Tank Removal Company

I want to sell my property in NJ and have recently had an oil tank removed.  The company that removed it wants to charge me to remediate!  I am very skeptical of this company.  It seems they just want to charge me more without providing hard facts on the amount of "contamination" if any.  I'm a novice at this, but they way I read their proposal, it seems the lab results are way under the state standards.  I feel like I'm being ripped off!

Oil tank removal companies are eager to find "contamination" when none exists.  What should I do in this case?  I don't want to just take the word of the company that removed the tank.  They just want more money to supposedly "clean up" the area!!!!

I am interested in buying a property in Philly directly from the owner.  He has leins on it, mostly from the gas company.  Can he negotiate to reduce or eliminate these leins?  Can attorneys help?  The leins are almost as much as the value of the property.  Title search company says liens are to the city of Philadelphia. 

I am brand new to the Philly area.  I’m looking for multi-family units that I can fix up (I need to find a good contractor).  I recently drove around Philly, and so far I love the Haddington area (for investment).  It is super-cheap and relatively close to UPenn and Drexel (I hear both universities are expanding).  I also noticed that the streets are wider than they are in other areas of Philly, I drove by some extremely narrow streets in Kensington (nightmare during renovation, you cant even stop in front of the property for a minute).

I am taking all my money out of the stock market (not much but enough) and i want to invest in Haddington.  I’m scared that the stock market is going to crash, I don’t think that Real Estate in Haddington can go any lower - the prices are already depressed.

I just paid $125 and formed an LLC. Should I have gotten a registered agent? They cost about $150 a year, I cheaped out. I used my own home address. Is the only benefit, anonymity? My name doesn't show up when you search for my LLC, just my physical address.

When I buy my first property, the owner will appear as my LLC right? Can I bid on hubzu with this?

Any progress with finding properties?  Have you considered Wilmington DE?  It seems that one can find better cash flow there.

Just curious, why didn't you guys form an LLC for additional asset protection?

Hello,

I'm new to the forum. I live in PA and am looking to invest in rental properties (ofcourse hoping they appreciate in time). Wilmington seems to have incredible deals vs Philadelphia. I'm looking at foreclosure properties with good cash flow. I'm a cash buyer. Also, it is advised to form an LLC in the state you are in, but then why does everyone prefer to incorporate in Delaware? Even if I buy property in PA, perhaps I should get all of my LLCs from Delaware?

I'm just starting out with all of this...thanks in advance for any answers :)
