Post: CT Standard Property Management Fee

I was wondering what the going rate is for property management fees in CT. I am looking around in the Hartford area and wanted to make sure I was incorporated the right numbers in my analyses, since i'll be looking for a property manager once we acquire another property. More specifically, I am looking for management fees as a percentage of rent, turnover fees, and any other applicable fees.

I am looking for recommendations of credit unions or banks, either in Connecticut or National, that is flexible in terms and mortgage products offered. I recently heard of some credit unions that allow for the spread between the purchase price and the appraised value (assuming its higher) to act as the equity/down payment in a loan. Does anyone know of an institution that offers this? If not, I would appreciate any recommendations.

@Michael Noto We work with a realtor that is more familiar with areas of CT east of the river, so not one familiar with New Britain. The homes are located near Allen St, North St, and Foxon Place.

Hi all,

There is a property in New Britain, CT that we are interested in. Unfortunately, we are unfamiliar with the area and don't know which areas to stay away from since we know the town has an above average crime rate and some areas have high poverty rates. Are there specific Class D neighborhoods that an investor would not consider investing in?

On that note, are there neighborhoods with high investor activity? Any areas where gentrification is underway for long-term ROI? Any help would be appreciated, as we do not know the area well. Thanks!

Hi Michael, thanks for replying! I'm honestly looking for all of the above (I know, that may sound too good to be true). Updated data trends such as population growth, per capita income, home values, crime data, mean/median rent per unit, types of properties (SFR vs. MFR). Any market trends that would help me decide on an area of CT to focus my investment efforts! I've seen data like this but older than 5 years, which limits its significance in market analysis.

Hi everyone,

I am looking for updated market and economic data for Connecticut, at the town/city data level. From looking at commonly mentioned sources (city-data, usa.com, etc), I am only able to find data as recent as 2014-2017. Does anyone know of data sources more recent (2019-2020)?
