Have you checked areas like Long Branch and Asbury Park?   I  bought a good 5 family in LB 3 years ago-I know things are a little different now,  but the areas are sort of transitioning and you may be able to find  a good multi.

The 3 fam is located at 724 Bergen St.  It will be 3/1 over 3/1over 3/1.  The two upstairs apts will have a good sized "office space".  The whole place was completely gutted and rehabbed.  The rents should be around  $1,300/mo (sect 8). 

That is so great for you @J.Martin!  Posts like this make me want to dig deeper to figure how I can make this happen for myself and my family!

Such a great post.

I have been a member of BP for about 3 years(I looked it up because I wasn't sure).

The reason I mention how long I have been here is because although I have been reading, watching and listening- I have been too scared to participate in forums and discussions.

How has this helped me???

Short answer-it hasn't. 

Yes,  I have notebooks filled with advice, websites, apps and hints on building a successful real estate investing business.  But gathering all this info, it hasn't moved me one step closer to realizing my goals.

The only thing that will, the only frigging thing is taking action, despite the fear.

Hi Malcolm,

I was listening to Brandon and Josh on the podcast  this morning and he said something that really made sense to me-analyze 3 deals a day=21week=90 month.  Makes so much sense.  No matter what area of real estate investing you wind up in-you will have to be able to analyze a deal.

Growth Manager??? HMMMM  I think I need one of those Dave Meyer! I have been a watching and reading and listening to everything on BP-the one thing I haven't been doing is getting involved on the forums, or really getting to know anyone.  (sad face)

That could be why my RE investing has been progressing so slowly.

I think I have always thought I didn't have much to offer. (at least compared to other more experienced folks around here)  But who knows?  I may be able to help someone in some small way-even if its just to encourage. 

So,  here is my challenge to myself-get in the game! Participate!  Get out there!
