Without knowing anything else about a property, except that it is a 3 family, good condition, each unit rents for approx. $1,400mo.  Is there a guideline or guestimate of the value??

@Justin Hammond, that is a great story.  It just shows, you just have to do a "little more digging"-and you can find the information you need.

We had some friends who did this a few years ago-not investors, just a family who was looking for a home-similar to your situation.  They drove around town and wrote down the address of all the houses they thought were in their price range-that also seemed a little less well kept.  Then they went to the town tax office to get the name of the owner. (rather then just put Dear Owner)  Then they did a big mailing-I think about 50-70 homes.  They got a great house this way(and it was a great price).  Almost like driving for dollars!

@Greg Vinn.  Good on you to get involved so early in your life.  Tons of great resources here at BP!  I would advise you to not wait too long to take action-as I did.  Focus, and take a step even if its just a small one and keep moving forward.
