There are definitely some affordability challenges that's putting downward pressure on prices in many markets. However, the inventory is the piece that distinguishes different local markets from what I've seen in the Metro Atlanta area.

That makes perfect sense. Real estate is a long game and there can be a lot of curve balls so if you have those four things you're best equipped to navigate the journey.

I love the BiggerPockets leads because you'll get to work with and build relationships with investors. Outside of that I'd recommend prospecting expireds, FSBO and preforeclosure leads. Another option is attracting leads on social media.

 Great questions! I’d connect with a real estate agent that prospects those type of deals and they can help you find them before they hit the market. There are tools like Foreclosure.com or Landvoice that can provide you with the pending foreclosures and owners contact information. Letters and post cards work but phone calls will be more effective.
