Uwe, I think it certainly presents a good possibility. In running the numbers it looks like the Note is written at 12.75%. I would bet, based on their motivation level you can improve on what they are asking in order to enhance the deal for you.

Also, what research have you been able to do concerning the area, and other factors like:

1. How long have they owned it?
2. How much land does it include?
3. Will any of the monthly lease pmt be credited to you toward the purchase?
4. Will they turn over to you their waiting list of potential renters?
5. What is your long-term strategy for the park? Hold, Fix-up & Rent, or Hold, Fix-up and Sell via owner financing? You could always sell the seller financing if you decide to "cash-out" completely due to the distance.

Hey Guys,

The best explanation I've seen on this topic, also known as "Private Equity Banking", made possible by Internal Revenue Code 7702, which enable you to deposit money into a privately insured savings account, also known as a cash value insurance contract.

You earn interest or dividends on your money you deposit as well as the money you borrow - all without taxation or reporting to the IRS. Thanks for the topic. My father left a decent paying job - the only job he'd ever held to start his own landscaping business. His positive mindset and self-confidence influenced me greatly since I was only 10 years old at the time.

I stepped out and floundered for what seemed like "light-years", but stayed with it and somehow survived those very difficult years. However, I would not trade them, and the lessons learned for anything.

My father and mother were great examples to me. My dad because of his work ethic and my mom, because she supported him and raised us four boys, who all developed an entrepreneur mindset. I think being exposed to that has helped me to better understand and take the associated risks and rewards.

Hi Joshua, I have been actively investing and privately lending for nearly 15 years. This includes providing privately held mortgages and/or deeds of trust, as well as purchasing private paper of all types.

Second, my primary focus as an investor continues to be buying and selling real estate (rehabs) creatively and purchasing private financing at a discount, - holding the Notes for steady monthly income.

Finally, I've been blessed over the years to have developed relationships with other reliable private funding sources to partner with on the larger projects nationwide. Thanks for your questions!

I'm glad to have found this forum and look forward to learning a great deal, as well as possibly contributing to these helpful discussions.
