Davenport (East Davenport) landlords. Wondering if any of you have difficulty finding qualified tenants for your single family homes? Or how long it takes/how many bad applicants you typically have to weed through before finding a qualified tenant? I have a house in east Davenport (good neighborhood) that has been listed about 1 week. Had a lot of showings and 3 applications, all of which I'm rejecting for failure to pay rent to previous landlords, bankruptcies, income to rent ratio, etc. Home is listed at $1175. Wondering if I should drop the price. It's a 4 bedroom (but bedrooms are small, 2 are in the converted attic). Property is clean and in good condition. 

Property is listed on Zillow. 

Appreciate insight or thoughts anyone might have. Thanks.

Anyone have a recommendation for a basement waterproofing contractor in the Quad Cities area (Davenport, Bettendorf, Moline, Rock Island) who services Davenport, IA? Have a house under contract and will need an estimate. Appreciate any help provided. Thanks.

Learning from this thread... thanks @Tony Crabtree wanted to jump in... how do you filter for length of ownership on ListSource? I see "Last Market Recording Date" and "Last Market Sale Date" as well as "Length of Residence". When I utilize the Recording or Sale Date filters to 2017 it cuts my list down to more than half and if I filter it to today, it still cuts it down significantly. 

What am I missing here?

@Grant Rothenburger Thank you! Makes sense.  @Ross Denman  This is incredibly incredibly helpful. Thanks so much for your ideas. I will definitely look into what I can access and utilize to better target potential sellers. It makes a lot of sense to do this.  How often do you recommend mailing your list? I was initially thinking every 6 weeks for 18 months. Curious as to what your experience has been with respect to frequency and lenght of campaign.   @Andy Rumple  Thank you for the recommendations, I will look into them.

@Max Keller  How/why did your google voice number get disconnected? I'm working on setting up my first direct mail campaign and was planning on using google voice for the phone number. Interested to hear what went wrong there, so that I can avoid that...

@David Wandel  Wow, that is really encouraging, thank you for sharing. I'll be trying this on a much smaller scale, just starting out and doing it on the side. Primarily looking for a few single family homes in the near future. How many letters were you sending out per mailing? Or maybe the better question is how many deals were you getting fitting your criteria per # of letters sent out? I have a fairly targeted area and do not have a huge budget (but am not on a super tight budget, either, given the small scale).

Have you found any specific type of letter works better than others? Do you send out a mix of mail pieces?

Also, how do you handle your calls? What questions do you find work well for screening/determining who is the most qualified lead?

Thanks for your response and guidance. I will definitely mail to absentee owners.

Thank you @Account Closed  Which list service do you utilize/recommend? I know ListSource seems to be a popular one, but I've read they may be a bit more expensive than some others. Any thoughts on that?
