To be honest having confidence is key. Speaking of myself here, I don't care if your new or seasoned, everybody have something to bring to the table.

If you are able to get the property at Good deal then fix it and rent it it's a one way to go.

For example if you find a property or want to speak to a seasoned investor either in person or on the phone you say "hey my name is so and so and I'm a local wholesaler here in town, if I have a property that is discounted can I let you know about". Simple and effective. 9/10 Investors would be more then happy that you will be bringing them good deals. And they don't care if your new or old. What's matter is how good are your deals.

also join local reia in your area. You can either google ssearch it or find it thorough meet up. This will help you meet and network with other new/seasoned investors in your area. I got started by doing online search on building a passive income aka "cash flow". Wholesaling in simple term is finding a seller agree on a price for there house  and have it under contract then turn around and sell your contract to an investor. Always remember if the deal is good it will sell it's self.

It all really depands on you. I'm a wholsaler myself. I choose this nitch because it Let me genereat cash faster so I can have enough capital to purchse cash flowing property's. This is my strategy. Although fix and flip pays more it also take longer just something to consider

Great informativ info here. I would say get a duplex mainly because it's easier to manage and it's a great first investment for a new investor. I'm working on building my capital through wholesaling then buy a duplex fix it and rent it out through section 8 housing program. 

Rinse and repeat until I grow a good asset colum.

 Great advice above bp really have great community. I'm also a local wholesaler here in Columbus i'm currently seeking to find multi-family homes with great cash flow . will  love to network and talk real estate feel to reach out I enjoy talking about real estate and growing business friendship along the way.
