@Amable John Aguiluz XIII if you have a very specific need I may be able to help.  The property management I use only works with large 6+ bedroom homes.  if you have a larger property they are fantastic.

The chances of getting permitted to rent something other than a permitted structure on a permanent foundation in J-tree is slim, and the County is all over unpermitted rentals.  Best to check with them before getting too excited.

@Bruce Woodruff PS shows up all the time to vacation rentals, if a neighbor complains and they show up and you have renters in place without documenation in the system its bigtime trouble.  PS is one of the most heavily regulated cities in the US, best not to game the system, or if you do tread lightly after building lots of experience.

Where did you get the $3600 rent estimate?  Where exactly in Cat City is this?  There are some really nice neighborhoods and some really modest ones you might not want to talk around in at night.  The difference in rents between the two can easily be 2x.

Some STRs are cake and eat it too.  I have properties in a few markets that have appreciated 25% in a year and are cash-flowing 6 figures a year.....

La Quinta is not issuing permits at this time.  I have properties in the surrounding areas that do well.  Also a couple of large rentals in havasu.

Congrats, love the area, my rents are way up on my properties out that way!  Wish I had held onto more properties in the Nevada County area.

@Account Closed If you have solid buyers and know what land they are looking to purchase, marketing to the existing owners of land that meets that criteria can be super lucrative.  It's an underserved niche.  The trick is to only put land under contract where you know there's a willing buyer.

@Shawn Blake There is no comprehensive list of str-friendly cities.  It's going to take a lot of research, and networking, and effort to get familiar with the landscape.  It's ever-changing.  There are hundreds of hours of podcasts on STRs, a number of well-trafficked facebook groups, local meetup groups related to STRs, advocacy groups like VRON-PS and related.  So much info out there to read up on!  If you have a thousand hours, as a start, it's time well spent!  I have a giant map of county lines in my house, as well as notes on county ordinances.  Most incorporated cities have their own rules.  Typically those are a google away, however, if you think you are starting to hone in on an interesting area, it's worth calling the CIty and County, as well as a couple of local well informed realtors, to make sure you didn't miss the governing laws in your research.
