- How you chose that location and what research you did before buying.

Add up mortgage, taxes, increased insurance, CAPEX, maintenance, furnishings replacement, increased wear and tear, utilities, and property management (even if you are doing it yourself, it takes your time which is worth something), you'd be shocked how much it takes for an STR to be profitable.

@Account Closed I've done just over $10mil.  Looks like my recent traction is better Sean's based on his Airbnb profile.  Nothing I do is rocket science.  I started seriously in Real Estate 10 years ago by listening to every single BP (and other related) podcast in existence.  I also read _everything_.

How big is the property / what is your budget?  We have a couple of amazing people we've used in indio, la quinta, palm springs but they typically only work on larger projects.

How are things going with the rental?  I have a large estate in Indio, and recently sold another 5 bedroom property in the area.  Lots of new competition these days.  We've been active in the market 7+ years now over a few properties if I can help with anything give a shout and best of luck!

Yeah crazy to follow the tabulation of votes on that, super tight, and changed sides a few times before all of the votes were tabulated and NO won. I contributed to the cause and am active in other local STR advocacy groups. If you have an interest in the area, GET INVOLVED!

@Jeff W. take another look, still undecided as the votes come in, but looks like STRs will stick around at least for another 4 years.

With that said I would hesitate to buy one there, a testy neighbor can get your permit revoked pretty easily in many cases.

If a city is going to cap the number of rentals, that should make you more likely to buy, not less.  That will cap the influx of competition.

Don't think it's a dealbreaker.  Also 1,000 feet you could regrade every few years without breaking the budget.  Interesting property.  100 yards of stone at $10-20/yard plus the cost to spread, $3k?
