Hello everyone,

My name is Allen Fletcher and I am a Space Systems Engineer for the Department of Defense. I completed my bachelors degree in aerospace engineering with a focus in astronautics in 2013 and then started my Masters degree in finance and portfolio management. I also love to invest in my free time; and up until last month my investments were 100% focused in securities, but I decided that I wanted to branch out and invest in real estate as well. 

I currently do not have much experience in the real estate field, but I have a lot of experience investing in financial assets. I would love to let anyone pick my brain on financial assets and securities if they would let me pick theirs on a few problems I am having.

I look forward to learning from all of you and perhaps sharing a little bit of my knowledge.

How long has the property been on the market? If it has been on for a decent amount of time you will have some leverage in offering quite a bit less than the asking price.

Mr. Landis,

Does that apartment building going in next to your potential property have any effect on your desire to purchase the property? I imagine that having a new building put in next door will raise the value of the properties around it. What do you think?

I am looking for a small multifamily property as an investment and found this on Zillow. The duplex portion is in good repair and currently has tenants, but the attached home has been vacant for a number of years and it shows. I have some cash in order to do a rehab, but I have never done much with a home like this. Does anyone have any pointers on what I should look for before I make an offer? I do not want to purchase this deal only to find a repair bill that I cannot afford.
