Hi. General question... Any investor or developer buy raw land lot (zoning code G) and go through the process with the city to convert to commercial use? I understand it varies from city to city. What is good success rate to do so? Also, how long would it take? 

Does it make more sense to buy commercial lot instead? Thanks!

For BRRR, after a property is renovated, they can approach a lender to do a cash out refi. Does the lender evaluate based on ARV? or Purchase Price + Repair cost only? Also is there any restriction like time period (at least x months after initiate purchase)? Would this be considered as DSCR product? Any help is appreciated.

Hi all
Does anyone has some guideline for how ADU (attached or detached) has its impact to home valuation? Are they discount compare to in home remodeling or tear down new built?

I talked to a GC and ADU in general are fairly expensive to deploy these day even for a flat surface in the backyard. I saw many pre approved ADU partner cost over $250k plus site prep for 500sqft deatched ADU. I am not sure if investor can use ADU as part of their BRRRR strategy or flip project. Thanks.

Hi. I am looking into foreclosure properties at auction.com around SF Bat Area. I see a lot of properties listed but they are not approved for bidding and many are postponed. I am new at auction. Is that normal? Any best practice for bidding? The biggest hurdle for me is without the ability to see what is the condition inside the property.

Hi. I'm looking to join Homevestor. I want to see how is existing franchisee experience overall? Especially in California from deal sourcing,  wholesaling or rehabing project. Also I am located in San Francisco Bay Area, as you may know the local home prices here are very high and competitive with rate are at historic lows. Would there be any disadvantages to source deal in the area? I would think the sweat spot for buying directly from homeowner in distress, would be in sub $750K. Would I need to look for cities with lower home prices or even other cities to be successful? Any thoughts and comments? Appreciate your help.
