Hi Brian,

Some of my clients have had success in the Shore Drive area of VB buying duplexes. Also Oceanview in Norfolk has a lot of duplexes for sale right now that are very reasonable. People love to live near the water :)

If you can find something near the oceanfront area, you can get higher rents.

Wainwright Real Estate co might be a good option for you. 

They take 50% of your commission up to your $2900 per year fee, then you go to 100%. There is also a transaction fee. Check out their website for more info.

And you don't have to be a realtor which saves some cash.

Hi Jeff and congrats to you on your license! It is difficult to find a broker who will provide both training and the ability to do investing without a lot of fees. I received my training at William E Wood which is now Howard Hanna. They have great training, but their fees are really high and your split is 50/50. So I moved my license over to Wainwright Real Estate for a while. They have a much better split. Basically it is 50/50 up to $2900 then after that it is 100%. If you don't sell anything, you don't pay any fees. You should schedule a meeting with Bob Wainwright the broker to see if his firm is a fit for you. There are no monthly fees involved and you do not have to be a member of the Realtor association which saves you some money as well. But they really don't provide training. I loved working for Wainwright, but I have recently moved my license over to Anchor Realty which is a smaller, boutique firm at the oceanfront.

Hi Brian,

My current client is looking for a townhome or single family under 100K. 2-3 beds 2 baths. We have been looking in VB, Chesapeake, and Norfolk but we keep getting outbid.

He is a cash buyer and can close pretty quickly. He is actually a broker in NYC so not local, but a personal friend.

Please let me know if you have anything come up on the southside. My husband is a contractor so we are not afraid of a little work :)

Hi everyone!

My name is Alison "Anna" Wright and I am a Realtor with Anchor Realty in Virginia Beach, VA. I have been an agent since 2005 and have mainly focused on residential sales but have flipped a few homes on the side. I am interested in learning more about wholesaling and buying from wholesalers.
