Will, depends on your goals exactly. Sounds like you have time on your side.  I would recommend a 'mixed bag' approach. Single family homes can be easier to liquidate if need be; multi family obviously are less likely to be at zero income for any length of time. 

The two biggest markers of success from what I have experienced and seen in my clients is setting yourself up with a low maintenance  home and a low maintenance tenant(s) and there's an art to that.
