I am an investor agent in St Louis and a Chase referral agent -- they are soliciting REO agents - -

I started selling at the top of the 2008 crash.  This is a strange combination as inventory is low in the starter home space so I do not see prices bottoming out in our market, but there may be opportunities for both edged out owner occupant buyers AND landlords and flippers.

BRRR and VALUE ADD and FLIPS in B and C Class areas in the city and county are the most popular strategies we are selling right now to our St Louis investors.

After that, mid term rentals and house hackers in A and B Class areas of the city.

Vacancy rates for an upgraded apartment should be no higher than 8% - I've experienced zero percent vacancy (through one turn )  in one of my rentals in Benton Park West.

Yes. My clients and I buy property in St Louis City in areas with billion dollar investment commitments. Both the HUD and furnished travel strategies work in their respective neighborhoods.
