When did she deposit the check?  If she deposited on the 3rd when she said she would, I don't see what the issue is.

For those of you who have purchased properties through Elite, how accurate have you found the "INITIAL EQUITY" value they list on the site?  For the property I'm looking at on their website right now, it says the Purchase Price is $175,000 and the Market/Appraised Price is $190,000, for $15,000 in equity right off the bat.

When I talked to the person at the company, she said that most people take "Legal Aspects of Real Estate" as the elective class, so that's what I signed up for.

Time to stop thinking about REI and actually do something about it - starting with getting my CA real estate license. I enrolled in an online course, set up a study plan, and if I keep to my schedule, I'll be taking my exam at the end of October.

Any study tips from other agents who have already been through the process?

I scheduled a phone appointment for Friday with a turnkey company that I heard good things about here on the forums (MephisInvest).  As this will be my first time talking to a company like this, are there particular things I should try to find out about, or specific questions I should ask?

The first two that I plan to start with aren't real estate books per se, but deal more with mindset and changing your way of thinking - The Richest Man in Babylon by George Clason and Think and Grow Rich by Napoleon Hill

Also, if you go through the show notes for each of the podcasts, they'll list any books mentioned during that episode.  I've added quite a few to my Amazon wish list that way.

I'm interested in starting out with buy-and-hold SFR's to start with and eventually move to residential multi-family units once I get some more experience. No flipping and no wholesaling.

Are there specific resources here at BP that I can read?  I found lots of information on analyzing specific deals, but I couldn't find anything about analyzing an entire market.

I'm in the Central Valley in California, but I have no idea if this is a good market to invest in at this time or not.  I know that good deals can be found in any market if you look hard enough, but it would seem like some markets are better for deals than others.

Are there specific metrics I can look at to determine how "good" a particular market is for investing?
