Do you have a 401(k) you can borrow against? With our plan I believe you can borrow 50% of the balance with a maximum of $50k. That would get you almost there if you had a large enough balance.

Except that it looks like this "service" includes a phone number for the landlord to call - where of course someone will "verify" that the applicant really does work for this fictitious company.

It's not quite the same thing, but my wife is a licensed RN, and she is *very* aware of the renewal dates and requirements. I'd say that the odds of this being an accidental oversight are between zero and zero.

If I had an expired license I'd probably want to avoid local inspectors as well. Trust your gut and move on.

Thank you, @Marco Santarelli.  I had a feeling you'd be chiming in soon.

Since I am a new RE investor and have no idea what markets I should be looking at, it sounds like I should be talking to you guys first.  I've heard nothing but good things about you so far on the forums, and I did notice that the price listed on your site for that property I noticed was exactly the same price listed on the Spartan Invest site.

I look forward to working with you and your team.

For some reason I was under the impression that Norada was a provider themselves.  Now I know.

What are the advantages/disadvantages with going through a marketing company like Norada vs. the TK operator directly?

I was just browsing a couple of turnkey sites, and I noticed something strange - the same property is listed on both sites.  Is this common?

Even the pictures are the same between the two sites.

Seriously, though, it's been good talking to Allen in your office - good follow-up without being pushy about it.  I think you guys are definitely on our short list once we make the decision to pull the trigger on our first property.

Except that she has no control over how long it takes the bank to clear the check.  She can only control when she deposits it.

With your credit card example - if you are mailing a check, then yes, you would want to factor in transit time.  If, however, you made the payment at a local branch of the bank, the account would be considered paid on the date you made the payment, not the day your check cleared.
