Welcome @Keinetta Harley  Raleigh is growing fast and there are many area investors and realtors on this site.  There are also area meetings for investors for you to check out.  I like @Mark Nolan's suggestion on the books and also @Kevin Hunter's suggestion for keyword alerts. I also recommend Brock Collins' podcasts. Finally, @Alex Corvin was right about deciding which area of investing interests you.  Most of us do one or more of the different investment types, but few do them all. As you learn more, you can start to narrow down what interests you most and also which area will best suit your circumstances (relative available time, money and resources).  feel free to reach out to me or other members, most folks are happy to talk and help.

I am selling a property that has generated a ton of interest. Because I normally fix and flip, I usually sell through MLS and use standard contracts with homeowners as buyers. In this case, I am selling without fixing, so I'm getting all kinds of "creative" offers. What is your experience with non - standard contracts? Do you accept or make offers that use them? Is there a way to work with someone that gives you an offer that says crazy stuff like "buyer may cancel this offer at any time for any reason", or do I just send them away? Thanks in advance!

Hey Jarrett.  Welcome to BP.  I wish I had started at a younger age, so good for you!  Also great that you are able to do this while serving, giving you a chance to build your income and wealth.  Good luck with the Matthew aftermath, Eastern NC is getting a TON of water!

Jon S. God advice. There are a lot of folks that aspire to get to being experienced investors and are looking for a good way to start. Flipping is "jumping in to the deep end" for sure and I like your comments about deep pockets, financial acumen and management skills.

Hey @Elizabeth Lester-Medado BP is definitely the right place to ask this question, and I will follow this thread for input from other investors, because I'm always looking for new insights myself.  My limited experience would say "yes" to all those.  As @Adam Schneider told me once, "the deals don't grow on trees!" Also  check out podcasts by Brock Collins.  He interviews experienced investors and as you can imagine, they have many creative ideas.  Good luck!

Hey @Adam Adams, Smart move getting the facts before you invest.  I've seen so many folks that hesitate before getting in because of the fear of the unknown.  I like your action steps to identify the issue, get the facts and move on!  BP is a great forum for practical advice from folks who have "been there" before.

@Jon Q. How do you recommend that folks get experience?  We all start somewhere and the biggest hurdle for most folks is to get started.  It looks like you're an experienced investor who can offer some guidance for newbies looking for a way to get into the business.
