Sounds like you got a great deal!  The biggest challenge I see is what @Tom V. mentioned.  What can you buy with the money?  At a minimum, you may want to consider @Austin Youmans idea about getting a credit line.  That could come in handy in the future!

The online version lets you access from multiple locations, including your mobile device, which is cool, but it will cost more.  I'm using online and happy with it, but you can get a great product for less with standalone

The books are a terrific way to start and I recommend them highly. One thing that I would add is that there are a ton of small purchases with each rehab that can add up if your budget is tight.  Doorknobs, some extra trim, a special tool or an unplanned repair.  Start to track these so you can plan the right "miscellaneous" expenses as you do your planning.
