Yes it's off market! Yes you can push ARV. Converting this monster 3,120 sf quad back to a single family and doing a full rehab making a 4/3 or 3/3 will bring 330k on the retail side. This is a full rehab, or some savvy investor may choose to keep renting as a quad until the belt line is complete. Either way this deal won't last long. Great Curb appeal, great Street, Hottest pocket in town.
