Amazing fix and flip opportunity in Loganville. Two recent comps right by us that justify a 230k ARV with extremely low days on market. Home is in decent shape and the comps did minimal rehab to get it sold so it should be a quick turnaround to start the new year.

Thanks for your feedback Stan. I think College Park might surprise you. There has been a lot of activity in that area as of recently. The Sales Price in College Park has been toward the mid $200,000 as of late and sense August of 2016 their has only been about 8 months of inventory in the College Park. Anything under 6 is great! New Years Day special!! Hottest area of Decatur. We are a 3/2 but you will need to make more head room in the attic blow out. Super solid comps all around this pocket. The house needs a full make-over, kitchen, baths, exterior, mechanical and roof. 36 day on market avg and that number is blown out of proportion by one comp. So your house will sell in a month or sooner. This is a showing!!
