Depending on your goals, those aren’t good fits for a compelling cash-flowing investment, without even factoring in relatively challenging property taxes or climate (even if you’re used to it!). Often easier to make more money on rental investments away from the wonderful places where many of us are fortunate own homes.

(c) deciding whether you want to proceed to close—i.e. whether it’s a good deal/worth it

(d) putting together a a business plan for peace of mind, or to show prospective buy-in joint venturer(s)

I’ve given Dayton, Cincy, NKY some attention.

That’s on the lower side for a bank or seller-requested down payment.

I’m looking at a Tulsa deal (on paper) today and am planning to be out there summer.
