Travel nurses are just the best. Skilled, brave, problem-solvers, neat, good incomes. They're among my favorite tenants, and there are not enough semi-furnished units at the ready near medical facilities. If you have a knack for finding properties and stuff, your insights into what makes a new-to-town professional's move-in and comfortable living for a time easier, you could have a good thing going with a side business.

You have enough going for you, along with enough questions, that I'd recommend teaming up rather than spending too much time trying to answer those questions or evaluating others' answers.

Housing is in short supply and being a landlord is enough work and risk. It's not worth many headaches as far as I'm concerned.

There would have been an enormous loss on investment if I had paid for one on an affordable single-family in Mississippi. I was disappointed the property manager relayed the tenant request to me, without recommendation or analysis. 

If you operate Class C properties without scale, there is little that pays off in the short term, even painting kitchen cabinets at turnover.

Open to wholesalers, though I've only encountered one so far who as any idea what he's doing.

I remember seeing a few years ago in the always energetic "buy your first" webinars by Brandon Turner that he'd share his personal starting out of/encourage +$100 or more/door, $100-200. 

With inflation, I wonder if he'd/he's saying more now.

It's helpful to hear where you're coming from, as in your gateway information to real estate investing.

I'd flip the "trust but verify" adage to "verify" first. It's easy to publish information and it's often unclear how academically sound or actually successful it ever was for the author.

Also, as Gary V admits, by the time someone has shared something and someone has found their way to it, the evangelist may be on their way to another thing.

Kiyosaki, for example, has been more bullish on silver and more recently crypto

Do you drive trucks around the city or interstate?

Either way, out of state is likely easier for cash flow -- and enough cash flow and timely exits that allow for reinvestment in other property deals. You may be able to save your noble hard work, consistency, and dedication for other aspects of your life.
