If you find off-market cash-flowing single-families to midsize multifamily, I'll buy.

If you bird-dog large Class A apartments, I'll buy through a Charlotte-based company I work for/with.

If not going to scale in a market (and get discounts or other premium service there), I'd go for two $50k investments in syndications. I'm active in SC, GA, and AL and can offer recommendations. You're welcome to message me.

Jax has a "missing middle." There are nice homes and apartments, not much in the cash-flowing small-to-midsize multifamily.

I wouldn't chase where other Californians may have chosen. There's a bias toward too-close-to-home investing and not risk-adjusted returns.

That's a good question. I do not know of anything other than individual turn-key operators, who may be in just one city or maybe a few
