How should my Agent get paid?

Should I have my new Tenant pay me, then I pay the Agent who found them their cut, or should I just have the Tenant pay the Agent? I understand that you will not be giving Financial Advice, I am just looking for the tax repercussions of higher revenue and expenses. Thank you.
