Hey Mark Mazzucco Hope you don't mind high humidity. I lived in Tempe and Chandler many years ago. Climate is quite different here. Otherwise, it isn't such a bad place as some people make it out to be... ahhm. Your question is quite broad. The answer really depends on what your goals are, how much time you have to dedicate to real estate and how long you plan on staying in the area. Certainly house hacking is an option to help keep you living expenses down and free up more of your money for additional investments or whatever else. With the financial credential you noted, assuming good credit rating, etc., that ought to qualify you for properties in the nicer part of town, aka the West End. There are other smaller towns that have their own charm as well. Feel free to PM me if you care to discuss further. Take care.

@Adriel Hsu Congrats on the successful project. The "after" pics looks great!. I liked some of the design elements that you picked out. I drove by the house the other day. Looks really good on the exterior as well. My house in Groves was competing with yours for some of the resources, so I can surely relate to many of the challenges that you noted. If it is any consolation, At the end, you came out ahead with some built-in equity as minimal net out-of-pocket invested. I was not as fortunate, as my house appraised well below ARV estimate, so I had to leave quite a bit more cash in the deal when I did the cash-out refi. Jeff Chapz job market in Beaumont is good - many chemical plants and a busy port. Market is pretty healthy right now.

To answer your questions,

1) Knocking down walls: do it if cost effective, can fix and blend-in the new exposed flooring. Make sure its not a load-bearing wall. Might as well get this done now if you are able to rather than wait until later. Might might the property more attractive and easier to rent. If you decide to sell, it's ready to go and you don't have to embark on another remodeling project.

2) If pine flooring is in decent shape, refinish and put down extra layers of polyurethane to make it longer-lasting.

3) Tile is preferred in kitchens, but LVT might work well also, depending somewhat on the sub-flooring material.

I work full time as well so I can understand your strategy/approach to starting out. Rehabbing can be a full time job and a significant distraction from other obligations. Be sure to buy your properties right and account for all expenses. Taxes and insurance in our area eat up a good chunk of the profits. The BP calculators are useful, such as this one:
