Hey Curtis. There are a few groups in town that you should know about and check out when they meet. It's a good way to make connections and find people to partner with you on deals. 

There's the REIA meetings on the first Thursday of each month (this is a paid meeting)

Is something wrong with the dishwasher? I agree with the others, no sense in replacing what's there now if it works just fine

FB ads will work if you know who/where to target, but if you're not doing it right it won't work, as you may be finding out. FB recently cracked down on who you can target when it comes to housing, making it even tougher to advertise housing. A weekend is not long enough for a Facebook ad. You need to run it for at least a week if not two. It also depends on what your ad actually says vis a vis is it compelling enough for someone to click on it.

People have had success with Facebook marketplace and there is also Zumper that syndicates to a few other sites as well as Facebook marketplace.

Logan, welcome to REI! There are a few things that you'll want to consider before you even start thinking about the general operations of your rental that you mentioned. Maybe you've already done these things, but you didn't mention that you did.


Have you figured out if your property will cash flow after HOAs, taxes, mortgage, insurance, management (even if you're self managing you'll want to account for this), maintenance, capex, etc.? This is where you should start if you haven't already.

This is pretty common actually. You can require the property be vacant at closing if you don't want to mess with it, or you can require that the tenant(s) sign a lease once you take ownership or they can move. You'll want to talk to an attorney to discuss potential eviction as well.

You'll want to interview a few and ask for a copy of the agreement. It should be outlined in there or on their website. You should expect to pay between 8-10% with between a 1/2 month-month leasing fee. It depends on the area, what properties you'll be bringing to them and on the company itself. Shop around!
