If some are month to month, are you not able to give those tenants a 30 day notice to leave so you can start bringing rents towards market value?

We use Appfolio to manage our portfolio of rental houses. We just brought on a new market that also used Appfolio and the process of transferring data was, from what I can tell, relatively painless. We also have been through transferring data from PropertyWare to Appfolio so both routes can be done. The process will differ depending on the system/software

When our owners ask this question, my first recommendation is to always replace the carpet with vinyl plank/laminate or hardwood. The lifespan of the carpet doesn't touch the lifespan of a laminate or hardwood. Obviously, the quality of flooring needs to be tailored to the quality of the house, but the point still remains. I also see more prospects that prefer hardwood

There's a ton of good advice in here. 

Marketing-wise, we use a website called Zumper that posts to facebook marketplace, and we get a lot of leads from there. Might be worth checking out. We also post to the usual suspects, Zillow, etc. We do not use Craigslist any longer. 

Are these prospects that you're showing the house to filling out applications or no? Screening can sometimes eliminate any bad or good feelings that we have about tenants. There have been tenants that we have that I didn't have a good feeling about at first, but they're screening came back clear, and they turned out to be great tenants. The opposite can be said too, even with a good screening!

We also use Docusign.

I've also seen some agents use Dotloop, though I do not know how much it runs.
