Post: First Time Home Buyer in KC Metro Area

I am a first time homebuyer in the KC metro area. My budget is $100K with an FHA loan from a credit union. Ideally, I would like to find a property in or near downtown KCK or KCMO that is near the revitilzation area. I don't have a strict rule about that, but it should be close to the areas that are being redeveloped downtown. I would like to buy and hold this home for equity growth for right now, so it just needs to be in area that is changing for the better, but not perfect. I have heard about areas like Beacon Hill, Strawberry Hill, and etc, but I don't know if that is accurate.

Can someone familiar with the KC area please provide some feedback or advice about where to look for a home?

I recently moved to the Seattle metro area and I would like to invest in the real estate market. 

Does anyone have any suggestions about what I can do (wholesaling, land investing, mobile homes, flipping, and etc.)? I have some money saved up, but not nearly enough to purchase a house for $700K which is the average cost of a home in the area.

I am interested in buying a parking lot, but I have no idea where to begin. 

- Where do you find listings? 

- Is there a way to locate distressed listings? 

- Any suggestions on how to finance a purchase like that?

I am looking for a strategy to find off-market real estate deals. Someone told me about prospecting through direct mail to find motivated sellers and I would like to know more about this strategy. 

- Where do you find a list of motivated sellers?
- Are there any templates that I can use to reach out to sellers?

Any information about this strategy or a similar approach would be helpful. 

I would like to start my own real estate investment company in Missouri. My plan is to purchase, rehab, and offer rental property.

Do I need to obtain a real estate license to do this?

I have $20K saved up and I would like to get into real estate investing. The houses in my area are affordable, but everything in this price range ($0-$20K) is in poor condition and located in depressed parts of the city. Although these properties are not inherently bad, they are rent for only $700-$800 per month, they need a lot of work, and they are notoriously difficult to secure.

Does anyone have suggestions on how to get started in real estate investing without purchasing low-end properties? Should I consider alternative real estate investments such as land or office condominiums? What can I purchase within this budget without resorting to "ghetto" properties?
