First Time Home Buyer in KC Metro Area

I am a first time homebuyer in the KC metro area. My budget is $100K with an FHA loan from a credit union. Ideally, I would like to find a property in or near downtown KCK or KCMO that is near the revitilzation area. I don't have a strict rule about that, but it should be close to the areas that are being redeveloped downtown. I would like to buy and hold this home for equity growth for right now, so it just needs to be in area that is changing for the better, but not perfect. I have heard about areas like Beacon Hill, Strawberry Hill, and etc, but I don't know if that is accurate.

Can someone familiar with the KC area please provide some feedback or advice about where to look for a home?
