Advice for first time flip! I’m a new investor looking for my first deal, my current situation makes the most sense for a flip. What do you look for in flips? Where do you draw the line? Planning my first more cosmetic flip using hard money, have my contractors set and have been scanning the mls for potentials. Obviously deals are out there and hard to find at times, but any advice on deal hunting as well as things a newbie might not be keeping in mind. Thanks! Feel free to be as blunt as needed.

Recently put my investing journey on hold to become an agent, and transition from my previous occupation as a welder. Now full time in the business with a transaction under my belt I'm ready to dive back in deep to growing my investment knowledge.

@todd dexheimer Is there any good ways to go about locating teams or top teams? Or is it just more so calling brokerages asking about the teams then going from there

Great to see more BP members in the twin cities, appreciate all your guys feedback. But yes, for the RE agent aspect I’ve been in contact with a handful of KW locations around the metro. Exit realty is one I’ll have to do more looking into. How do you determine how well the team inside of the brokerage is doing? Ask numbers? Or just simply reach out to the leader? My future goal, is to build my RE career out to the point where I can transition out of my w-2 job as a metal worker/welder and become a agent/investor. Before I do that I’d like to use my w-2 to get myself into my first deal though with the help of my side hustle as an agent. So if there any opportunities/ or ways I can help any of you just to gain some first hand experience or knowledge in the investing aspect of real estate I’d be more than happy to help in any way I can.

Hello bp community!

After stumbling upon bigger pockets and being sucked in to the wonderful world of real estate, I've obtained a whole new look on my future and career choice. With me starting to create a rough outline on the path I'm going to be taking my first step is a career change. A real estate agent.

Im extremely excited about my decision, and have been taking in as much information, feedback, and knowledge as possible. I'm planning my RE education to be started by the first of the year, which gives me a few months to do more prep.

Outside of the basics, i would love to hear any advice, routes to go, books/people to follow, or any other information that i can use to help set myself up as ready and ahead of the game as possible.

@Nick G. @Christopher Phillips Thank you both for your insight, it's very much appreciated. @Nick G. You are correct on my aspirations for my first property investment. Initially when stumbling upon real estate in a whole it was my first focus(rental property investing/passive income). Through my research with all of that led me to looking into what it takes to become an agent, which has also peaked my interests and become a goal of mine. Now with both being goals, there are two different paths those will take me. My current job and investing in first property, or becoming an agent learning the industry on the inside, and putting off my property investing to a later date. Currently my dilemma, which is something I need to figure out my self. Obviously those are the questions that can't be answered for you.
