How can I find distressed properties to flip? Seems like everyone wants the one on market so its nearly impossible to secure the property. How is the real estate market in socal? Are the profit margins good for flipping? Should I look out of state? What are some ways i can find distressed properties

 it seems like you are not ready, if you wanna be flipper best license you should pursue if GC license. Your crew is your important asset.


 It takes years of experience before I can even apply for a GC license. Assuming I have a solid contractor, what should I do to learn? how do i find deals here in southern cali?

Hello, I am interested in Huntsville Alabama. I am looking at nearby cities and a Harvest property caught my eye. I'm an out of state investor looking to start his real estate journey. Can anyone give me insight on Harvest? How are the neighborhoods there? I know it's a little more rural so will I have trouble finding renters? How is the crime rate?

Hi I plan to purchase a property in cash and then refinancing it later on. For 2nd property I wanted to use the 97% conventional loan. Its intended for first home buyers so if I already have an investment property, would this disqualify me from the 97% loan? Should I buy the investment property in cash  after using the 97% loan then?

Hey I just finished reading Long Distance REI, and im ready to jump in. I have around 150k to work with so im hoping to buy properties all in cash and then refinancing it out to buy more properties. Im looking for turnkey properties that cashflow under 150k and meet the 1% rule. Where are some good markets that meet this? I definitely would not want to buy in war zones.

Hi I am looking to buy my first rental property. I have about ~150k to work with. I wanted to use delayed financing where I can buy a property in cash first at a discount and then refinancing it later, pulling out my money and reinvesting it. My agent told me I can only refinance and pull out about 60% of the property's equity. Is this true? I read online how I can pull out 75%. Has anyone done delayed financing?
