Hi, the title says it all. Could anyone recommend any good zipcodes for either? Which areas should I avoid? Which areas are hot for airbnb? How is the MTR market here? I'm looking to BRRRR with the option of flipping the property as an exit strategy. I am tackling under 100k properties to test the market and limit my risk before tackling more expensive properties. Any advice would be helpful! Thank you!

I recently posted an MTR. I haven't received any bookings yet. I'm trying to contact hospitals and insurance claims. I've put the property on Airbnb, facebook marketplace, padsplit, etc. How fast did you guys get a booking the moment you posted a MTR? How are you getting clients?

I recently bought a property subject to. The seller has been making checks to the bank. I want to create an online account to handle payments from now on. How would I go about creating one? Would I need to create the account with the seller? Do I speak to the bank as the "Property Manager"?

I created an LLC for my properties and I'm looking to create a bank account for the LLC. I have properties in multiple states. What banks would you recommend for real estate investors? I'd like one with a high yields saving account and a checking account that has high yields as well. Thanks!

Hi, I'm looking to start MTR business in Socal. I'm looking to target travel nurses, corporate professionals, and insurance displaced individuals. What kind of properties should I target? 2/1 apartment units? Studio units? What city would be great for my first MTR unit? How much can I expect to furnish each property?

Hi, I was wondering if I can use conventional loans to acquire property and then refinance and deed the title to my LLC. Will this open up more properties to be put in my name again? Imagine i hit th 10 limit. Then I refinance and deed 3 to my LLC. Will I be able to get 3 more properties via conventional way again? What if I refinance into a DSCR? What if I did an umbrella loan on all 10?

I'd like to accumulate more properties using BRRRR but it also means I will be acquiring more debt. At some point the debt will be too much beyond my normal job that I will need to rely on the cash flow from properties to cover them. How can I manage the debt as I continue to expand and grow? Are there any rules on how to leverage property safely? How much equity - debt ratio should I aim for? How can I ensure the property will stay rented? What if a great recession were to come? I'd like to know what are some tips you have to manage debt.

I'm looking to get a construction loan for either FHA or freddie mac for my primary residence. I'm looking to build a 4plex and househacking it. Does anyone know how much it cost to build one? What is the sq/ft? What kind of income would I need to show to be able to build one?
