Hi.

One of my tenants in my 4 plex is moving out according to her notice on June 1st.

The lease will be over by June 30th.

Now I am trying to communicate and make sure she will give me the keys and everything.

But no answer to my phone calls, text messages and my realtor calls.

Stopped by and knocked the door no answer.

Asked her next door wich is my another tenant and she hasn't hear them or thier pet sounds.

One of thier vehicles is Parked but no answer

(They are two sisters) none of them responded.

So I have 5 days to the end of the lease.

What to do???

Hi .

One of my teanent just keeps asking to pay later than the 3rd.

This is her second time she asked for.

Although I have a $50 late fee plus $10 per day, she agreed and paid it all.

Now she is asking for 16th, and I charged her $50+$10 per day, and she accepted.

Should I let it be like this, or do I have to report to her credit?

Hi

On one of my properties, I just requested rent to increase from$2300 to $2450.

Now,the teanent wants to move out due to her budget.

It is 3 bed with 1850 sqf.

It is brand new home.

Also she is a great teanent and I never had any problems with her during this 2 years.

What do you guys think?

Let her move out and find the new tenant, or not increase the rent and let her stay.

The renewal is July 1st.

The rent comps says $2200 wich I am at $2300 as of now?

Maby I am too greedy for asking $2450?

@Chris Seveney 40 years age and 162 feet length and the iron cast pipe.

It has a lots of corrosion to the point that the camera can't tell where the leak coming from. It is losing almost 16 inches in just 30 minutes.

@Allan Smith has a leak few spots under the ground and they recommend to replace entire lines.

Hi everyone.

I got another multi a month ago (4 units).

So I new the foundation needs some repairs wich fixed it.

So after that they checked the plumbing system in order to be able to provide me a WARRANTY.

They came up with the leaking sewer line on the entire building.

I am at 35k expense to get it done.

I want your guys thoughts to should I move forward or just postpone the repairs?
