Hi.

Just closed another 4plex and obviously it came with all inheritate tenants. One of them which has been there for 10 years is saying she always pays her rent on 15th each month.

It is not on her lease, she said she will send the updated lease to me and she will pay late charges and fees if I don't receive it by 18th. 3 days grace period.

She has a lease agreement started April 2024 and it will end on 2026. Unfortunately.

Any advise?

Hi.

I was wondering how to find and contact the seller agent since I found the property for sale in Zillow without accessing to the MLS.

I am trying not to use my buyer agent this time.

@Jordan Myer she is asking to lower it base on market on the area since it's been declining.

@Glen Wiley actually in your case I am going down $100.

My current rent is $2400 and they asking for $2200

I have a rental in McKinney tx.

I rent it out back in 2022 for $2300 and the increase it on 2023 to $2400.

It's been the same tenant and it is time for renewal.

She is asking if I can do $2200 and if not she will move out.

Would you Lower the rent by $200 per month?

Any idea will be appreciated in advance.

Hi.

My inherited teanent moved out since her lease was up right one month after closing the property.

I have no pet policy, but she had the $500 deposit for pet along with $1000 deposit.

The thing is all carpet are damaged to the point that I've been replaced them with the Planck,due to the very strong smell of animals urine.

But,still after the floor replacement, the smell is there as strong.

Found the company they will start deodorizing and use all kind of chemicals, but they said there is slight chance of I might end up painting the entire unit.

They will charge me $2000 just for deodorizing not the paint.

So far I am at $3900 flooring wich has been done plus $2000 for odor and another $500 for cleaning the unit, so hopefully it will be rentable if not ending paint job wich that would be another $6000.

Already emailed the situation to the teanent wich she already moved out on July 1st.

I am thinking wat would be the best action I can take if (most likely) she refuses to pay the damage?

The problem is that I emailed, texted, and called them

I even knocked on the door.

I don't get any response from them.

Should I get a spare key and go in?

They don't respond at all.
