@Nathan Gesner she is reaching out to some rent relief agencies.

She said if she can't make it she will move out by 28th.

I asked her already to move out now and I will forgive the JULY rent and late fees.

If she moves out even by then,I am still good.

I don't think even if I get her evicted, I get a dime plus my time and my attorney fees are going to be waisted.

Right?

She always has a late payment

Hi.

I have a tenant that she hasn't pay the rent for JULY yet.

I am keep adding late fees and charges.

She reached out to me and asking if I can waive the late charges because she laid off and looking for a new job and she doesn't have the rent for now and no time frame to pay the rent.

My answer was no and I offered her to pay what she owes and move out immediately before I start the eviction process.

My question is

1 should I start the eviction now or wait until 30 days?

2 should I do it by myself or hire an attorney?

After almost 10 years of experience in owning 4plexes and single family rentals,I am trying to keep moving forward and building my realtor and lender team In commercial (apartment complex).

I have my team on the 4plex and single family, but they are not experts on commercial field.

Any recommendations are greatly appreciated.

By the way I am already maxed out for getting residential loans and trying to keep moving forward as commercial real estate investment.
