You got yourself a good attorney there. I would seek out a portfolio lender to use instead of a conforming lender. Terms aren't as favorable, but if you are wanting to scale then start that relationship sooner than later. Portfolio lenders can make or break your overall success. If you were to buy another property with that cashout, some portfolio lenders seasoning is nonexistent, so you could get your money back much quicker than the conforming six month wait time. You can really put yourself in a good position to BRRRR quickly while being more protected with your LLC. Check out David Greene's BRRRR book if you haven't already. I think you are on to something there Justin. It doesnโ€™t sound like you are a bull nor a bear, but have really begun to see the inconsistencies. The past eleven plus years have been great, but at this point there has to be a major correction in the midst. Take a look at a simple 1 year chart of the S&P and Dow over the past 11 years. Notice the astonishing jump without must resistance at all? Also, take into the fact that an average bull market lasts 4 to 5 years, makes me wonder. I like the idea of investing heavily in companies like amazon and UPS, but whoโ€™s to say their values are not overly inflated as well? Itโ€™s all just speculation at the end of the day. Coming from someone who worked 50+ hours a week and took 21 hours of courses at the same time while having a newborn at home. Iโ€™d say do both especially since it is a free ride. If you donโ€™t like it, no harm no foul.

change my opinion as well. Some kids are getting 100,000+ in debt for useless degrees. Donโ€™t be one of those kids. If your end career doesnโ€™t need a degree, donโ€™t go to college. Makes sense to me! Most of the investors I have talked to are very close to retirement, so their outlook will be much more different than ours. It is easy to say you wonโ€™t panic sell when your down 200,000 and could jump to 500,000 in less than month, but Iโ€™m sure when you are actually in that spot, it can be a really tough call. Salute to all of the investors who held on when their accounts were dropped to almost 30 percent of what they had!

Interesting take Caleb! I am a firm believer in Real Estate investing, but not so much with the stock market. Itโ€™s refreshing to hear to an optimistic view on the topic. I have talked to quite a few people who lost 200,000 plus in their stock portfolio during 08-09 crash and letโ€™s just say they are not going to be burnt twice. My only questions for you is, why would the FED keep rates at zero if they see a positive outlook in the near future? I feel like the stock market is almost manufactured at this point. Qualitative easing has become the norm and there really isnโ€™t any stone cold analysis for the rise in stock prices. It just is not jiving with me at this point. I really appreciate the response Caleb!
