BP,

Looking to hear thoughts and opinions on your recommended savings amount per property, and logic getting there? Do you save a few months worth of mortgage? Have enough to cover biggest capex item? Or other.

thanks!

No, please no. Do not take risk that is in a side business(your rentals) and move it into your personal life(your primary). Never a good idea, especially when things go sideways.

Quote from @Logan M.:

Yesterday, I posted about how we can solve affordable housing in America.

I had over 80 responses and the conversation got very political, which was not entirely a surprise.

My question though is what economic model is better for affordable housing?

China for example is supposed to have enough apartments for the entire population and housing is becoming more and more affordable while that bubble bursts.

In America, we own our real estate and have turned housing into an asset we invest in and make money on rents as well. I am not saying China doesn't as well but my point is that we have a major housing shortage and we don't have a free market that says build build build until supply and demand converge.

So when it comes to housing which approach is best?

Quote from @Marci Stein:

Not sure how to proceed —

2 adult tenants. No children .
newly moved in and tested for lead on peeling paint on side of painted bathtub. Positive.

From what I’ve read, I am required to remediate this if a child under 6,

is living in the house - however, this is not the case .
anyone please advise how to proceed.
Am I responsible if an adult finds lead in paint? I’m in upstate NY ..  TY!

Surprised this is even a question. You know of an issue. Fix it.

I would imagine the lawyer doesn’t want liability on lease outside of the specific property he/she created it for.

Quote from @Kris Haskins:

Had a Tenant leave a large RV in my back yard.  My BP Fam, what would be the fasted way to get rid of this and I don't have a title?  It's been on my property for 3 years and I had to evict the tenant...

Looks like an awesome extra unit for additional rental income!

Ask for advice. Then proceed to combat every simple piece of advice given. SMH.

@Aaryan Patel house hacked instead of going for the “American dream” big house fast model.

@Michael Cavitolo house hack over and over again till I was blue in the face.

@Russell Brazil is 350 worth possible vacancy, or even worse, a tenant in your property mad? I doubt it. I agree with you on this one. Treat “customer” right.
