I've considered the same... Look the Indy cash flow idea is a completely different investment than the LA deal....the cash flow dream is nice but is it an over built or under populated area?  For me it's hard to tell with these Midwest markets...some here swear by the Midwest cash flow trade

The only reason I'd consider is only because I feel the coasts have all level or topped...so the trader in me tells me sell socal buy Midwest for now....but we are already late to this idea I think...I feel Midwest valuations in the traditional cashflow market sense is probably also overvalued so there's absolutely still risk in value ...but sure it's going to cash flow

A bit of an update

I found a few places I Southwest areas near Sugarland Stafford Houston that I am going to check out this week

Tile outlet and the chandiler house 

Any of the locals here ever had experience or can recommend any tile and flooring?  Just trying to do something aside from floor and decor and lowes etc

Hey all

Doing my first Houston rennovation... Very exciting... I've done several in Los Angeles but nothing major like this in LA.

I'm looking for places in or near Sugarland to buy quartz countertops, floor tile, laminate, etc

Any places you guys recommend?  I don't want to get ripped off by a contractors Mark up if don't need to.

I am reading that the mortgage deduction is going to be for loans up to 750k on new deals for primary residency....., how about for rental properties?  is that any different?  is this capped to 750k total or is it per property on rental?  also what about the property tax for rental is that per property or accumulative? its been very difficult to find the details on this... i am trying to understand if i should keep my structure as a schedule  E or if i should now consider incorporating as S Corp or something similar...thanks in advance to everybody

Can the tax experts here chime in on this?  yes yes we get this is not legal advice and we need to talk to cpas and tax consultants : )

ive been looking at various homes, not new build, but homes from 1980-2010s... it seems as though almost all the houses im coming across are galvanized plumbing.... why is this so common in houston?  generally in los angeles and other markets if i come across this type of plumbing ill immediately pass unless its a full gut job... to the houston sugarland katy people on the boards what are your thoughts?

is this a deal killer for you?

Actually, we will not be setting a new record. Our home run comp is actually a 3/2 craftsman home that is only 1550 sqft (we'll be almost 200 sqft bigger) and has a smaller lot than ours. Sold for $1.05mill! Crazy. We are not expecting that...but would love to hit it of course. Check it out:

Excellent find best of luck.  I've dealt with my fare share of non conforming and it can get tricky make sure you have an experienced architect that knows setbacks etc...you will crush it

The photos look like a big lot!  Awesome idea I wish you success.  I love south la but that avr will be record for the area I assume
