definitely C class.  that price point is essentially all C class in houston

these same properties used to be 35k about 5 years ago and I passed on several bulk deals. I always thought the HOA was just waay too high but at the time the rents were 800 a door now its like 1300 a door for the same units and they are now almost double in price. I guess looking back at it, they were good deals.

@Alex Bekeza what are the rates for this product?  assuming all your metrics are met.   I have been told by several lenders that nobody is doing refi cash outs at the moment on non owner occupied.

@karl b thats awesome what a great location to pick.  you are onto something, I recently went to little rock and explored around there.  Affordable, ample outdoor activities, great for families.  only concern is the job market outlook.  but if remote work becomes more commonplace this type of town/small city should really do well.  best of luck

encino and the valley are definitely not outskirts...it's a huge population and economy

south la, the valley, echo Park all areas.  Sfr adu multi fam all of the above ..I've done deals where I bought a house demo it and sold it.  All areas ..there's plenty of opportunities in Los Angeles.  I've done different types of deals every year since 2009 to 2019...I haven't done a deal this year yet I'm working on an 11 unit build at the moment in the valley

Although i no longer live in Los Angeles, i continue to invest there.  Why? because there are deals to be had that are actually worth your time.  If you find a r/e deal that you can "Add value" you can turn a 3cap to a 7 cap aka instant equity.  its hard to find regions that have that much demand, short housing, and actual opportunity to do real estate deals for beginners as well as experienced pros.

Compared to Houston, where i currently live  - you might get a slightly better cap rate, but the market trades at that cap rate so you wont get the same type of equity build as you would in Los Angeles.  I feel its harder to make money in RE in Houston relative to LA especially when factoring in property tax. Houston is more for builders that fit their economics into a formula and since the market is a more stable environment they can predict their returns a bit more - but its a lengthy process and takes a lot of scale

What are the current condo prices in those hotels? id love to buy something in the area at that price!

No point to run large capex value adds without the rent bump but can't pay mortgage without the rent bump = disaster. There will be a whole class of very disappointed investors. 

2019 Hottest SFR markets will become worst performing by 2021. Homeowners get bailed out and are allowed to refi and ride out job loss.

Media pins economic disaster on Trump, Biden gets elected and quickly passes stimulas #2,3,4.

Hoping none of the above turns out true but I've seen this movie before.

with cost of kitchens being so reasonable i think the capex of spending say 1500-3000 is worth it in my opinion for a long term property.
