Tons of rain throughout city... Nowhere is spared this time.  Sugarland here, seems ok for now.  In the loop not so good

i think that appreciation is probably a bit too rich, its more likely to be flat in the next 3 yrs... i think houston has overshot its value relative to other metros, you can probably google articles about it being overpriced relative to other major metros.  so i would only look at appreciation as a bonus not as a given on your model

200k is about the cost of your student loans you will incur...unless this is money you can afford to not have or lose or what not, dont mess around with it.  the multi fam around the med school areas arent exactly luxurious areas... if you buy a place, get something leveraged and keep your money... example take 40k put 10% down on a 400k house around say braeswood, then put the rest in a 4 yr muni bond for it to collect tax free income while you are learning then pay your loan off or tuition off.  student loan debt is highest weighted hit when trying to get a loan

if money is no object to you, get a house in west u and youll prob preserve your capital

Regarding the 20 loans ...are you sure that's right?  If I am married and wife is on ten and I am on ten we can technically own 20 properties with regular Fannie Freddie loans?  This is  news to me has this always been the case?

I try and buy 400 or below...fix for 65 sell for 525-550... Every deal is very different but that's flip goal

I wake up early for my job and my kids are also always awake very early.   I don't think it has to do with my success...it just happens to be when the market trades...I trade natural gas futures for my day job

In real estate actually find most people I deal with from agents to loan people don't start their day till 9am I never understood how people do that ....half my day is gone already at that time
