@Jacob Sloop Ive had it happen on a couple properties recently unfortunately. We just put another one back on the market in Norfolk due to a low appraisal... The property above was under contract for $295K at one point!!! Wouldn't that of been nice it would of closed at that price $$$

@Brandon Wagner when I was first staring out I found visiting the local home stores Home Depot, Lowes, etc. and just being observant with who was buying what helped me. Strike up conventions with people in the plumbing, electrical, and lumber section. Ask for Buisness cards and then read up about them on line to make sure they have a good reputation. Ive acquired multiple contractor like this!

Hey @Lawrence Johnson, cold calling works but I find sometimes it feels cold and scammy to the owners. Since they don't truly know you. I find driving for dollars/door knocking works better for me. That way the owners have a more personal experience and can put a face to the name. Long as you have your ducks in a row, its a numbers game.

Thank you @Tonya Harding! The project took a little longer than expected, the rehab took us about five months. I had some contractor issues and unexpected repairs that took us longer to complete. In the end it still worked out! 

Do you flip your self or do you work with an investor?

Thanks @Roberto Sembiante! We acquired this property threw a local wholesaler. We listed the property with a Relator at a reduced rate.

Purchase price: $160,000
Cash invested: $40,000
Sale price: $264,000

Fix & Flip located in Norfolk, VA. Took awhile to close due to THREE low appraisal but we finally got to the finish line!

@Steve Morris Thanks for the advice! I usually find my self very outgoing and love speaking with people. I just don't want to offend anyone or come off greedy/trying to "take" their home. Do you have an opening line you use to "break the ice"?

Thanks @Scott Westfall! This was an off market deal we acquired by a referral of word of mouth from mutual friends. Defiantly not the norm, epically giving our competitive market. I call this our unicorn property haha
