Hey @Matt Aiello

I see that people are recommending getting educated, which is definitely important. However, you don't want to delay your purchase as you get educated. I would recommend buying something sooner than later. The sooner you take action the better. Don't get stuck in analysis paralysis, which is easy to do.  For the NWA market, the appreciation is what is going to pay off in the long run. I personally don't think it is super important to get a "good deal".

@Don Gouge Thanks for the feedback! I definitely haven't had any success yet. I am from Southern California, and our market is beyond ridiculous. I am not very familiar with the market in other states so I decided to put some feelers out there. I feel like I hear about lots of amazing deals on the podcast. Ultimately, I just have some cash that I want to put to work.

Thanks @Shane Kelly & @Sarah Bojorquez! I think I would be open to cash flow over appreciation, but I really want to stay away from C class properties. Do you know of any areas where that is doable? Eventually I might be more open to it and ready to take on a BRRRR. At this point in my journey I want to be able to just jump in and put my cash on hand to work.
