@Paul Haefele Do you self manage or do you have a property manager? If you have a property manager, would you recommend them? Are there areas that you would recommend to stay clear of?

We are definitely planning to hold onto it. We will likely refinance and use the BRRR strategies on our next property. The problem with the town home is that, although the low maintenance is great, the HOA continues to rise!

@Ravindra Gandhe I see that you are from Eastvale... do you have any property managers or contractors that you would recommend? We are currently managing the property ourselves, and we would like to upgrade the bathrooms in the future. Thank you!

I am in a very similar situation myself. We do have one rental property, here in Southern California, which was our previous residence.  We want to obtain another in the very near future. Have you read David Greene's "Long‑Distance Real Estate Investing" book? That is next on my list, and I am hoping it will help me feel more confident and ready to take the leap out of state. It seems like it might be more difficult with some lack of control, but in the long run I feel that it would be more beneficial and easier to scale.

Investment Info:

Townhouse buy & hold investment in Riverside.

Purchase price: $265,000

2 Bed, 2.5 Bath Townhome with attached two car garage.

What made you interested in investing in this type of deal?

It was our starter home that we decided to rent out!

How did you finance this deal?

Down payment assistance program.

How did you add value to the deal?

Remodeled kitchen and replaced carpet with LVP (luxury vinyl plank).

What was the outcome?

We lived in the house for 4 years, not we have been renting it out for almost 2 years.

Lessons learned? Challenges?

Learned how to be my own property manager. I think it has been a valuable skill to learn but I will eventually hire one.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, I have a couple of great agents and lenders that I would highly recommend.
