I would set the stage as the landlord, and dictate your terms. Making such concession now may lead him to believe that he can come up with more and more frivolous requests, which will make your life difficult. You can convey this message in a subtle, yet firm manner. This way your tenant(s) will respect your position and the agreements that you have in place via your lease.

I focus my 85% of my attention on the more likely deals to close, and only 15% on the less likely ones. I also work hard, and surround my self with professionals. Positive thinking also helps.))

The answer is: "WHY NOT!?" 

Making money creates wealth. Wealthy people prosper, and create jobs for others. Adding jobs improves the quality of a people's lives. A nation that has a lot of happy people, with a good quality of life is a Nation where people want to live, reproduce and prosper.

Purchasing properties using crypto currency is very doable now in this country. It has been around for a while in Europe and other countries in Asia, such as Japan and Singapore. This is the future of Real Estate buying. You can even get Crypto based Credit and Debit cards now to simplify your transactions and increase your buying power.

There's a good old financial saying: "Money today, is better than money tomorrow." It is always good to have cash on hand, especially in these unpredictable and volatile times (with COVID), and shutdowns.. No one can tell which way this Market will go... Banks can always stop/limit lending if there are further shutdown due to this pandemic, or other calamities. You can always use the cash that you have on hand for the downpayment, or other desirable investments of your choosing. It also depends on the interest rate of your HELOC... With Cash on hand - you can always make moves. I wish you the best of luck!

Congrats on your first deal! You can start looking for the next deal as you are finalising this deal and getting the property tenanted. Try to organise your work day so that the new properties that you are viewing do not infringe with you completing this project. Best of luck to you!

The best way to save money, is to close more deals and make more money! Once you have sufficient money saved, you can invest in into various lucrative assets and equities. Don't put it all in one basket. Create a good nest egg, and allow your investment to grow and flourish. 

Similar story... One of my tenants offered to pay rent with weed. Lol. Of course, I refused.
