Good afternoon Kaylee,

We are proud and excited that we were able to help so many good folks with over $43.5M worth of funded loans this September. If all goes well, we should be able to top that number this month. Our Rehab Lending helps investors to do fix and flips, as well as fix and holds. Additionally, our bail out loans save our clients from losing their properties to a foreclosure. Moreover, Fusion's 30 year mortgages empower the real estate investor to quickly and seamlessly transition from a fix and hold Rehab loan, into comfortable permanent financing. It is always nice to hear from people that visit this site, and from the BiggerPockets team.

Congrats on your savings at such a young age! $45K is certainly enough to invest into a potential fix and flip or a fix and hold. It all depends on the location and the purchase price. Most lenders will require that you have at least 10-15% of the purchase price to do a Rehab Loan (depending on your credit and experience), or at least 20% down in order to obtain a 30 year mortgage. I would suggest that if you can find a lucrative deal, that requires minimal cost of improvements, and a good resale value, then do take advantage of it. Best of luck to you Michael!

I would suggest to speak to her on a humane level of one that actually cares about what might be going on in her life. Perhaps she is going through something devastating, and just needs a chance to catch up. Evictions are never cost effective... If she sees that you are approaching her with a caring voice, she is much more likely to respond in a likely fashion, and you guys will work things out without a lengthy eviction process, nor a late fee.. You can always file for an eviction if you see that a humane approach does not work. This has worked for me in the past with my tenants. Best of luck to you!

Hi Brandi,

You can obtain plenty of viable information on YouTube, and save that money for your downpayment. Moreover, a lot of these mentors are just are just impostors. So you have to be careful...

Jesse, continue educating yourself - BiggerPockets forums have a great deal of information. You'll know when you're ready.

$10K doesn't seem like enough to do anything in real estate. Be frugal and do your best to save up as much as possible. Family members or friends may be interested in investing with you also.

They are a scam, and no longer close loans. The are a fee grabbing institution. Don't waste your time!
