Theres a few. I think all of them can be found on meetup.com. The one I run is called "Reno Real Estate Investors" on there. Last Wednesday of every month at the Bosma Business Center downtown. Ginger Marphis runs a good one that is the 3rd Wednesday of every month at the KW office in south reno. Dawn "The Note Queen" runs one I think the 3rd Tuesday of every month. I believe hers is on zoom now but it was in Carson. Hers is really good too and mostly focused on note investing and seller finance strategies.

Many of the questions, in my opinion, are about things that are minor details in the process of putting off-market deals together for wholesaling, flipping, and rentals. We will go over things to focus on to expedite the search.

DEAL DEEP DIVE:
We will go deep on one of our latest completed projects in Lemmon Valley, NV. Lots of things went wrong in this deal, but it still ended up a winner for us. From being a manufactured home in the flood zone, to major septic issues, to a lawsuit with the city, tune in to see how we made this one work from front to back and ended up with a $50k net profit.

All great points! Good info for buyers. Coming as clean as you can is key in this market. One caveat to waving the appraisal contingency. This may work if you actually have the cash to cover the difference, but we have found most buyers don't. One we sold in December, we listed it about 15 or 20k too high, we had 8 offers, 1 cash just above list. Some of the financed offers had everything you just explained, which makes them seem really solid when they are 20k over list. Some had the "pay X,000 over appraised value" verbiage in the additional terms, and others were offering to pay the entire difference. After asking for proof of funds, we found waiving the appraisal contingency was just they buyers' way of getting into contract and then beating us up from there. They didn't have the money to cover the difference. We countered the cash offer at 5k over list and accepted that. Tough to accept an offer for 15k less than the financed ones, but these are offers that would likely never close as they are written. Gets real interesting with a cash offer with an escalation clause! We had that on one we sold last month. Best of both worlds for us as the seller, horrible for other buyers.
