I've done over 100 direct to seller deals and have never once had a seller check to see if EMD is in. 90% of the questions we get on EMD is if the SELLER has to pay it. Most people don't even know what it is, let alone make you add all this stuff to the contract, shopping your offer to get $2k more, checking if your EMD is in etc. I get why the seller is doing it, but likely this is only the surface of the issues you are going to have getting this to the finish line working with this guy. Sounds like a nightmare. Imagine cancelling within your timelines and trying to get the seller to sign cancellation instructions to get your EMD back even if you're following the contract. I know it's tough when it's your first one and its exciting and you're counting the money you haven't made yet, but I'd move on to the next lead. Hopefully your next one will be a total 180 of this experience
